Property Condition Assessments (PCA) and Reports are done to support commercial real estate transactions for lenders and real estate investors. KBA architects, engineers, and commercial building inspectors assess a property to provide an understanding of the condition of a building. The most important part of a PCA Report are the Immediate Repairs Table and the Replacement Reserve Table. These two tables help KBA clients to understand the current and potential long term condition of an asset’s financial performance.
PCA Reports can be done to meet the requirements of rating agencies such as Standard and Poor’s as well as the scope defined by ASTM E2018. A PCA report discusses all major building systems and site improvements along with the reserve and repairs tables.
